TRUSTEE’S NOTICE

OF SALE OF REAL

ESTATE

KNOW ALL MEN BY THESE

PRESENTS: THAT, WHEREAS, by

deed of trust dated April 8,

2011, recorded in the Register’s

Office of Madison County,

Tennessee in Deed Book 1903,

page 990, et seq., William

Ricketts and wife, Bettie

Ricketts did convey in trust to

Neal Smith, Trustee, the real

estate hereinafter described to

secure the payment of the

principal sum of $67,984.84,

payable to the order of the

Chester County Bank,

Henderson, Tennessee,

evidenced by a certain

promissory note described in

said deed of trust and being

incorporated by reference;

and,

WHEREAS, said deed of trust

provided that in the event of a

default in the payment of the

indebtedness required to be

paid under said note, when the

same are due and payable, the

entire indebtedness shall, at

the option of the owner and

holder thereof, become due

and payable forthwith; and,

WHEREAS, default has been

made in the payment of said

indebtedness, now due, and

the owner and holder of said

note has declared the entire

unpaid balance now due and

payable, and has called upon

Neal Smith, the nominated

Trustee, to foreclose said deed

of trust according to the terms

and provisions thereof;

NOW, THEREFORE, by virtue

of the authority vested in me

as such Trustee under said deed

of trust, I will, on Friday,

November 17, 2017, offer for

sale and sell, at the front door

of the Courthouse in Jackson,

Madison County, Tennessee, at

1:30 P.M., to the last, highest

and best bidder, for cash in

hand and in bar of the equity

of redemption, the following

described real estate located

in MADISON COUNTY,

TENNESSEE, more particularly

bounded and described as

follows, towit:

BEGINNING at an iron pin on the

west margin of

Diamond Grove

Road (30 feet at right angles

from centerline) at the

southeast corner of Julius

Bowles as recorded in Deed

Book 506, page 15, in the

Register’s Office of Madison

County, Tennessee; thence with

the west margin of Diamond

Grove Road south 20° 34' 10"

west a distance of 116.34 feet

to a point; thence south 22° 33'

04" west a distance of 211.46

feet to an iron pin; thence with

new lines north 65° 54' 49" west

a distance of 319.69 feet to an

iron pin; thence north 14° 39'

09" east a distance of 187.85

feet to an iron pin on Bowles’

south line; thence with Bowles’

south line south 88° 45' east a

distance of 366.40 feet to the

point of beginning. Containing

1.98 acre, as surveyed by David

Hall Land Surveying Company,

R.L.S. No. 943, on March 2,

1999.

This is identical real estate

conveyed to William D. Ricketts

and wife, Bettie Ricketts from

Tommy Stout and wife, Betty

J. Stout by Warranty Deed

dated May 31, 2002, of record

in the Register’s Office of

Madison County, Tennessee, in

Deed Book 629, page 454.

pay the bid within twenty-four
