NOTICE OF SALE OF REAL ESTATE
WHEREAS, by Deed of Trust dated May 1, 2014, recorded in the
Register’s Office of Madison County, Tennessee, in Book T1977, Page
1796 (“Trust Deed”), Tiffany N. Littrell, Ronald Matthew Littrell,
Ronald S. Littrell and Terry Lou Littrell conveyed to Travis
Edmondson, Trustee, the real estate therein described, to secure the
payment of certain indebtedness therein described; and
WHEREAS, default has been made in the payment of the indebtedness
secured by the Trust Deed, and FirstBank, successor in interest to
Clayton Bank and Trust, the lawful holder of the indebtedness, has
declared the entire balance due and payable; and
WHEREAS, the Internal Revenue Service filed Notices of Federal Tax
Liens in Book L62 page 1734 and Book L62, Page 1639 in the Register’s
Office of Madison County, Tennessee, and notice of the sale is being
provided to the Internal Revenue Service in accordance with applicable
law; and
WHEREAS, notice of the sale of the Property pursuant to the Trust Deed
was provided to the Internal Revenue Service pursuant to I.R.C.
Section 7425 by a certified letter dated .
WHEREAS, Adam C. Crider was appointed Successor Trustee by instrument
appearing of record in Book T2085, Page 101 in the Register’s Office
of Madison County, Tennessee.
NOW, THEREFORE, notice is hereby given that on January 28, 2019, at
11:00 a.m., at the north door of the Courthouse in Jackson, Madison
County, Tennessee, I will sell to the last, highest and best bidder
for cash and in bar of all appraisement, homestead exemption, and
curtesy and dower rights, and equitable and statutory rights of
redemption, all of which were expressly waived in the Trust Deed, the
following real estate, lying and being in the 2nd Civil District of
Madison County, Tennessee, and more particularly described as follows:
BEGINNING at a large treated timber post at the Northeast corner of
the Shady Grove Church and Cemetery Lot; runs thence North 89 degrees
34 minutes West with the north line of said Church and Cemetery Lot a
distance of 172 feet to a point in the centerline of the Shady Grove
blacktop Road; runs thence South 26 degrees 31 minutes West with the
centerline of said Shady Grove Road a distance of 33 feet to a point;
runs thence South 83 degrees 30 minutes West along an old fence a
distance or 98.7 feet to a corner fence post in the East margin of a
gravel Road or lane; runs thence North 05 degrees 09 minutes West
along or near an old fence line and with the East margin of said
gravel Road a distance of 777.35 feet to an iron pin; runs thence
South 69 degrees 41 minutes East along another old fence line a
distance of 511.8 feet to a point in the centerline of the Shady Grove
Road; runs thence South 26 degrees 31 minutes West with the centerline
of the Shady Grove Road a distance of 300 feet to a point; then
leaving said Road runs thence South 01 degree 41 minutes East along an
old fence line a distance of 288.8 feet to the point of beginning.
Being a portion of a larger tract of land owned by Preston Hooker and
wife as appears of record in Deed Book 298, Page 147, in the
Register’s Office of Madison County, Tennessee, platted as aforesaid
and as surveyed by THOMAS L. DEAN ASSOCIATES, TN RLS No. 287, Jackson,
Tennessee, on April 23, 1991.
Included but excluded from this conveyance is the right-of-way for the
Shady Grove Road which is 30 feet on each side of the centerline as
shown on the survey plat.
Being the same property conveyed to Ronald S. Littrell, and wife Terry
L. Littrell, by deed dated April 24, 1991, appearing of record in Deed
Book 507, page 201, in the Register’s Office of Madison County,
Tennessee. Ronald Scott Littrell and wife, Terry Lou Littrell conveyed
the property to Ronald Matthew Littrell, reserving unto themselves a
life estate, by Quitclaim Deed dated December 1, 2005, appearing of
record in Deed Book 676, page 117, in the Register’s Office of Madison
County, Tennessee.

by the Successor Trustee as to the accuracy of the legal description.
The street address of the property is 590 Shady Grove Road, Denmark, TN 38391.
Said property will be sold by me as Successor Trustee only and
subject to any unpaid taxes and assessments and all valid
restrictions, covenants or easements, if any, of record on said
property, and subject to any and all other liens having priority over
the Trust Deed. The Successor Trustee reserves the right to make oral
announcements at the time of the public sale which shall apply to the
terms of the sale. The Successor Trustee may postpone any sale
hereunder to another time or place by so announcing to all present at
the time and place of the sale scheduled herein, without the necessity
of any further notice whatsoever. The Successor Trustee reserves the
right to sell the tracts together or in separate parcels and in such
manner or order deemed appropriate by the Successor Trustee.
