NOTICE OF SALE OF REAL ESTATE - SHARP INVESTMENTS, INC. conveyed to ROGER SWAIM, TRUSTEE

NOTICE OF SALE OF REAL ESTATE
        WHEREAS, by Deed of Trust dated March 10, 2017, and recorded on July
13, 2017, appearing of record in Book T2050, page 1497, in the
Register’s Office of Madison County, Tennessee, SHARP INVESTMENTS,
INC. conveyed to ROGER SWAIM, TRUSTEE, certain real estate therein
described, to secure the payment of a certain indebtedness therein set
forth to B & H FINANCE, LLC; and
        WHEREAS, default has been made in the payment of the indebtedness
secured by the Trust Deed, and B & H FINANCE, LLC the lawful holder of
the note evidencing the indebtedness has declared the entire balance
due and payable; and
        WHEREAS, Charles C. Exum was appointed Successor Trustee by
instrument appearing of record in Book T2063, page 173 in the
Register’s Office of Madison County, Tennessee.
        NOW, THEREFORE, notice is hereby given that on March 26, 2018 at 12
o’clock noon, at the north door of the Court House in Jackson,
Tennessee, I will sell to the last, highest and best bidder for cash
or for credit bid against the secured debt, and free from  right of
homestead, equity of redemption, statutory right of redemption and
relinquishing all other rights and exemptions of every kind, including
but not limited to, a statutory right to an elective share in the
Property,  all of which were waived in the deed of trust, the
following real estate more particularly described as follows:
Lying and being in the First Civil District Madison County, Tennessee, to-wit:
BEGINNING at a stake in the center of Neely Station Road at the
southeast corner of the lot of Abbie F. Forrest; thence south 71
degrees west with Forrest’s south line, passing his southeast corner
at 200 feet in all a distance of 300 feet to a stake; thence south 3
degrees west 145 feet; thence north 71 degrees east 300 feet to a
point in the center of Neely Station Road; thence with center of road
north 14 degrees east 73 feet; thence north 11 degrees west with
center of road 73 feet to the point of beginning, and being one acre,
more or less.
